Background

Three new apartment blocks will be built on vacant land on the Priory Court estate in Walthamstow. The new homes, developed by Sixty Bricks, our housing development company, will be a mixture of social rent, shared ownership and private sale. More than 60% of the homes being provided will be family-sized apartments.

What is planned?

We propose to build 83, one to three-bedroom apartments including accessible units, across a range of tenures including council homes, shared ownership and private sale. Dedicated parking bays will be included for blue badge holders. As part of the development proposals, a new Sports England Multi Use Games Area (MUGA) and public play park for families with young children to enjoy will be provided.

The MUGA will have floodlights within the court area, and street and bollard lighting will be added to make this space feel safe and secure to use. A spectator zone for parents, and a toilet and storage facility with office amenity space for adult supervision during community activities has also been included as part of its design. The new public play area will be overlooked by the existing apartment blocks Capri House, Devon House and Everglades House for natural surveillance purposes.

Across the estate, new pedestrian paths have been included within the design, making routes more accessible between apartment blocks. Closed circuit television will be provided, as well as enhanced street lighting as part of a range of public realm improvements within the area.

The proposal summary:

  • 83 apartments comprising of one to three-bedroom new homes
  • Landscaping improvements
  • Secure cycle storage within the building for all residents
  • Parking bays for use by people with disabilities 
  • Solar panels will be fitted on the development
  • Electric vehicle charging points 

The proposal details may change during the resident engagement and planning process.

Who is doing the work?

Sixty Bricks (our development company) will be managing the development of the scheme.

Timeline:

  • Planning application submitted and statutory consultation in January 2023
  • Contractor appointed Spring 2023
  • Start on site Winter 2023
  • Scheme completed mid-2025
  • Approximately two years to construct but will be subject to contractors programme at appointment
