Islington and Shoreditch Housing Association (ISHA) bought 317A and 400 Hoe Street sites in March 2017.Planning permission was granted in November 2016 for 16 homes on 317A and 38 homes on 400 Hoe Street, with a planning obligation for 11 (20%) to be affordable. Construction was delayed for a number of reasons including securing the party wall with the adjoining school, work which can only be done during school holidays.
What is planned?
ISHA has decided to build all the 54 new homes as affordable, with 20 affordable rent and 34 shared ownership homes.
This was made possible in part by Waltham Forest Council providing £2.1 million through the Local Authority Social Housing Grant, for the affordable rented homes from retained Right to Buy receipts. This was approved by the Council in August 2017. The shared ownership homes will be part funded with Greater London Authority (GLA) grant

What happens when?
The current work programme is detailed below but this may change if delays, such as bad weather, occur:
- May 2019 Ground breaking ceremony
- Summer 2019 Construction work begins on site
- July 2020 Work completed at 317 Hoe Street
- November 2020 Work completed at 400 Hoe Street
