What is planned?

The new development will deliver:

  • 359 affordable homes for shared ownership

  • 2,962 sqm (GEA) of retail, flexible workspace, artists’ studios and other ancillary uses

  • interlinked public spaces that connect Blackhorse Lane and Sutherland Road, improving connections through the neighbourhood

  • heights from 2 to 15 storeys, with the tallest building in the centre of the development

  • private outdoor space for all homes, in the form of balconies or gardens, as well as communal gardens

  • new landscaped public realm

Who is doing the work?

The Mayor of London has appointed its development partner Catalyst Homes and Swan Housing is the affordable housing provider.

A planning application for this site was approved in February 2019. The planning application was reference number 183424 for: Demolition of existing buildings and structures, and comprehensive redevelopment to provide a series of buildings ranging in height from 1 to 15 storeys to provide 359 new affordable homes in a mix of one, two and three bedroom units (Use Class C3) 2,569sqm of non- residential floor space comprising of 720sqm of flexible floor space (Use Class A1 and/or A2 and/or A3 and/or A4 and /or B1 and /or D1 and/or D2), 532sqm of flexible floors pace (Use Class B1 and/or D1) and 1,313sqm of floor space (Use Class B1), car parking, cycle parking, landscaping, highways and utilities works.

Keeping you informed

Formal consultation with residents and businesses took place when the planning application was submitted and before the planning application was decided. The planning application is reference number 183424 and can be found by searching the planning application website.

Residents were invited to an exhibition showing the final Blackhorse Yard planning proposals at Gnome House, 7 Blackhorse Lane, Walthamstow, E17 6DS on Tuesday 30 October 2018. This was an opportunity to talk to the project team about the final proposals following the public consultations in June 2018.

Consultation meetings were held at Gnome House, 7 Blackhorse Lane, Walthamstow, E17 6DS on:

  • Tuesday 12 June 2018, 4pm until 8pm
  • Tuesday 19 June 2018, 4pm until 8pm
