The Eco Show Home

Waltham Forest Council appointed partners Aston Group to manage the retrofit of a council owned property, into its first-ever eco show home. 47 Greenleaf Road is a typical Victorian terrace built in 1902.

The engagement programme

The Eco Show Home was open to the public between September 2021 and June 2022. The property saw over 2,900 visitors over the course of 265 tours of the property. Visitors included

  • 1939 visitors over 32 open events. The majority of open day visitors were owner occupiers (69%), with a small number of private landlord visitors (18%). 82% of open event visitors are Waltham Forest residents.

  • Central and Regional Government Politicians

    • Ed Miliband MP (Shadow Secretary of State for Climate Change and Net Zero)

    • Lord Callanan (Department for Business, Energy and Industrial Strategy)

    • Tom Copley (GLA Deputy Mayor for Housing and Residential Development)

    • Sem Moema (London Assembly)

  • 238 students from local schools and colleges. Students were from Waltham Forest College, London Academy of Sustainable Construction, Greenleaf Road Primary School, Heathcote School, and Leytonstone Sixth Form.
  • 31 officers from central government and regional government.
  • 129 officers from 17 housing associations. Visitors were from housing associations such as Clarion, Peabody, WFHA, Noting Hill Genesis, Swan, Metropolitan Thames Valley.
  • 124 officers from 15 London boroughs. Barking and Dagenham, Barnet, Bromley, Camden, Greenwich, Hackney, Haringey, Havering, Islington, Lambeth, Newham, Redbridge, Hammersmith and Fulham, Tower Hamlets, Westminster.
  • 43 visitors from 11 environmental organisations. This visitor figure included representatives from national organisations such as Carbon Trust and the Green Finance Institute. This visitor figure also included representatives from local groups such as Citizens UK and Transition Leytonstone.

Costs

The total property renovation cost around £114,000. Of this figure, around £64,000 was spent on retrofit measures. These costs are broken down into more detail below. The works were delivered by Aston Group and undertaken between 2019-2021. These costs may not be reflective of current market costs.
