For private landlords
Minimum Energy Efficiency Standard
- The current requirement is for private rental properties to have an energy performance certificate rating of “E” or above.
- The government have proposed that by the 31st of December 2028, all existing privately rented properties will need an energy performance certificate rating of “C” or above. All new tenancies will need an energy performance certificate rating of "C" by as early as the 31st of December 2025.
- Landlords will be exempt from this requirement if the costs to meet this standard exceed £10,000.
- Penalties of up to £30,000 can be granted for rentals not at this standard.

For all homeowners
Gas boiler ban
The Government have proposed the following bans on gas boilers for domestic properties.
- Ban on gas boilers from being installed in new build homes from 2025. New build properties will need to have a form of low-carbon heating such as a heat pump or electric storage heater. This ban is part of a piece of legislation called the "Future Homes Standard".
- Bans on replacing gas boilers in existing homes have been suggested. This will mean that is the gas boiler in your home breaks, you will not be able to replace it with another gas boiler. It is unclear when this may take effect, but the government have suggested between 2035-2040.
