How much does a property licence cost?

We will take licence fees in two parts:

  • Part A will be taken when you apply. This will cover the costs of processing and deciding the application result.
  • Part B will be taken once we grant a licence. This will cover the scheme’s administration, management and enforcement costs.

We will not refund any fees if you decide to sell or stop letting your property after you’ve applied.

Selective Licence: Full licence fee is £700

  • Part A £250

Additional HMO licence: Full licence fee £1,000

  • Part A £500
  • Part B £500

Mandatory HMO

HMO with up to 8 units: Full licence fee: £1,500

  • Part A: £750 
  • Part B: £750 

HMO with up to 9 to 19 units: Full licence fee: £2,000

  • Part A: £1,000 
  • Part B: £1,000

HMO with 20 units or more: Full licence fee: £5,000

  • Part A: 2,500
  • Part B: £2,500

Multi property discount for selective / additional HMO schemes

You may be eligible for a discount of £100 per dwelling in the same building, after your first licence. For this to apply:

  • each dwelling must be separate (usually self contained flats), next to one another in the same building
  • each dwelling must be occupied under non exempt tenancies
  • each dwelling must share common ownership and management

Discounted licence fee: £600

Energy performance rating discount

If you have an Energy Performance Certificate (EPC) of C or above for your property, you can apply for a discount if it is the first time the property has come to the rental market or you have recently purchased the property.

Selective Licence EPC rating of C or above: Discounted licence fee: £450

  • Part A £250
  • Part B £200

Additional HMO licence EPC rating of C or above: Discounted licence fee: £750

  • Part A £500
  • Part B £250

Charity discount on selective licence fees

Eligible charities can get a discounted selective licence of £300. This includes any charities, including almshouses, which provides housing that is:

    • (a) let at below market rent and
    • (b) specially designed / adapted to meet the needs of disabled people, older people, or any other groups protected under the Equality Act 2010.

Selective licence discount for eligible charities: Discounted licence fee: £300

Landlords can get a further discount of £100 per dwelling for properties in the same block (see multi property discount above)
