Background

The Brick Works in Essex Close in E17 was completed in October 2022. Named after its proximity to the site of an old brick kiln where bricks and tiles were made, The Brick Works features two eye-catching new buildings that encircle a communal garden and play area. 

Set close to the open spaces of Walthamstow Wetlands and Lee Valley Park, these new homes are a few minutes’ walk from Blackhorse Road Station, offering convenient links into the centre of London via the Victoria Line. Nearby are a local cinema, medical centre and an assortment of shops and restaurants.

What are the scheme details?

  • 20 new homes, 50 per cent of which will be affordable.
  • A mix of one, two and three-bedroom homes
  • Two fully wheelchair accessible homes
  • Landscaped communal garden
  • Play area for under five-year-olds 
  • Secure cycle storage within the building for all residents
  • Solar panels fitted on the development.

The scheme is a car free development.

Who is the developer? 

Sixty Bricks, the Council owned development company is responsible for building this scheme. They provide homes across a range of tenures with a focus on increasing the supply of social rent housing.

Timeline:

  • October 2022: Scheme completed and residents to move in.
  • May 2020: Work restarts following COVID-19 emergency. There will be changes to parking arrangements to allow deliveries to the site to take place.
  • Spring 2020: Works start on site.
  • November 2019: Planning Committee approved the application. The planning application reference number 192789. You can see the proposals online.
  • August 2019: Planning application submitted, and statutory consultation took place.
